27㎡ Superior and 38㎡ Family Twin are not the same family product

The source separates room economics before comparing platforms. Superior King/Twin are smaller products with tighter occupancy logic. Deluxe Family Twin adds more floor area and a Queen + Single arrangement, which is the more relevant comparison for many 2-adult, 2-child bookings. Connecting rooms are another product again. A hotel can look “cheap” simply because the first screen is showing a room your group cannot sensibly use.

Big3 is useful only once you understand the frequency
