If a private bathroom is non-negotiable, Hotel 1 Capsule should not sit in the same price table as a Gray 193 private room. Replace it with a Romantic or Premium private room, then compare the same dates again.
Throw away the first price table: what is the minimum privacy level you will accept?
This comparison goes wrong easily because both hotels can appear in the same OTA search while selling different accommodation formats. Hotel 1 currently separates Capsule, Romantic/Slim and Premium/Mansion products; Gray 193 sells Standard, Deluxe, Ocean and Family-style hotel rooms. Define your minimum privacy level first, then decide which rows deserve to remain in the comparison.
A private sleeping unit is enough
A shared shower and toilet are acceptable. Keep Hotel 1 Capsule, but compare it with Gray as a cost vs privacy trade-off, not as the same room class.

Delete Hotel 1 Capsule immediately. The relevant Hotel 1 products become Romantic/Premium vs a comparable Gray 193 private room.

Hotel 1's “lowest price” can come from three different product lines
Hotel 1 cannot be reduced to the words “capsule hotel.” Its current detailed pages describe Capsule at about 2.7㎡ per one-person unit with shared bathroom/toilet facilities; Romantic at about 8.6㎡ for up to two guests with an in-room bathroom/toilet; and Premium at about 19.2㎡, normally for two and up to four guests, also with an in-room bathroom/toilet. The floor overview additionally uses Slim and Mansion naming, so OTA matching should use the full room name instead of the property name alone.

Move the bathroom back inside: Romantic is the key private-room control
If you require a private bathroom but are comfortable with a compact room, Hotel 1 does not disappear when Capsule is removed. Romantic becomes the important control group: you keep your own shower/toilet while accepting a smaller private room. The comparison changes from “capsule or hotel room?” to “is a compact private room worth the lower total?”
When a private bathroom is non-negotiable
Do not start with the property-level lowest rate. Open the actual room names, remove Capsule, then compare Romantic/Premium for the same dates, guest count and cancellation terms.
Gray 193 shares a building, not your bathroom
Gray 193 has a different kind of “shared” condition that is easy to confuse with Hotel 1 Capsule. Its official address is inside Ocean Bridge Building B on 5F, so the hotel does not occupy a standalone building. But that has nothing to do with sharing a bathroom. Gray 193's current room inventory includes Standard Double, Deluxe Double, Ocean Deluxe Double, Ocean Deluxe Suite Double, Family Twin and Ocean Twin-style private hotel rooms.
Sharing a building and sharing a bathroom are not the same compromise. If you group Gray 193 with Capsule simply because both involve something “shared,” the price comparison is still distorted.
Once the bathroom matches, five more fields still need to match
Bathroom privacy is only the first normalization step. Once both sides are private rooms, still control for room size, bed, view, guest count and cancellation. Leave one out and “cheaper” may simply mean that another product feature disappeared.
Put ocean view second: what privacy level do you want the view inside?
Both properties can sell ocean-view products, so “does it have a sea view?” does not settle the decision. Hotel 1 can attach ocean view to Capsule, Romantic or Premium products; Gray 193 has Ocean Deluxe, Ocean Twin and related routes. A more useful order is Privacy → Guests → Bed → View → Cancellation → Total.
Two guests are easiest to compare; for three or four, rebuild the shortlist

The “real price gap” only appears at the last step
Hotel 1's own standard price material already shows that Capsule, Romantic and Premium do not share one entry-price ladder. Those published benchmark rates are only product-level references; your real dates still move with weekday, season, inventory and room type. Gray 193 also cannot be compared using a different date, different view or non-refundable plan.

Look at Hotel 1's lowest Capsule rate, then add a private bathroom back into the product: the Capsule rate stops being relevant, so move to Romantic/Premium and compare again with a similar Gray 193 private room. If Hotel 1 still works better, that is a real price advantage. If the gap suddenly shrinks, part of the original “much cheaper” result came from sharing the bathroom.
Only after both hotels provide the privacy level you actually need does the room-price comparison begin.
